Choosing the Right Residency Route

The golden visa is not a single visa. It is a set of routes, each with its own conditions: property ownership, investment in an approved fund, a fixed deposit, company ownership or recognized professional standing. In some cases a standard investor or company residence visa is the better fit. We look at the assets you already hold and the ones you plan to acquire, recommend the route that matches, and confirm the current criteria with the relevant authority before you commit, because thresholds and documentation rules are revised from time to time.

The property route is a good example. Since early 2026, eligibility rests on the officially certified value of the property reaching AED 2 million, and mortgaged or approved off-plan property can now qualify where it previously could not.

Residency Is Not the Same as Tax Residency

A UAE residence visa gives you the right to live in the UAE. It does not, by itself, change where you are treated as tax resident, and it does not end your position in Egypt. Tax residence depends on where you spend your time, where your home and family are, and where your business interests sit. Funding a Qualifying Investment From Egypt

If your route depends on a UAE property, fund or deposit, the money usually has to move from Egypt first. That transfer runs through your own bank’s foreign-currency and transfer rules, which each bank sets individually and which change periodically. We build the timing into the plan rather than assuming funds can move in one step, and coordinate with your Egyptian bank or adviser on current, compliant transfer mechanics. Can Egyptian nationals apply for the UAE golden visa?
Yes. Eligibility depends on the route you qualify under and your individual circumstances. We confirm the current criteria for your route before you apply.
Can I include my family in my UAE residency?

Golden visa holders can generally sponsor a spouse and children, and in many cases parents. We plan family sponsorship at the outset so that attested marriage and birth certificates from Egypt are ready when they are needed.

Does a UAE golden visa make me a UAE tax resident?

Not on its own. Tax residence depends on time spent in the UAE and your personal and economic ties, and holding a UAE visa does not automatically end your tax position in Egypt. Your Egyptian advisers should confirm the Egyptian side.

Do I need to live in the UAE full time to keep the golden visa?

No. Golden visa holders are not bound by the six-month absence rule that applies to standard residence visas, but the qualifying conditions must still be met for the visa to be renewed.

Does WTA issue the visa?
